New 140-Acre Mixed-Use Town Center Takes Shape in North Georgia

Construction is progressing on The Crossing at Coal Mountain, a 140-acre mixed-use development poised to establish a new town center in North Forsyth County, Georgia.

Located approximately 50 miles north of downtown Atlanta, the project represents a push in suburban development, blending residential, commercial, and entertainment elements into a cohesive community.

Developer Atlantic Residential broke ground in July on Phase One. This initial phase focuses on a 47,000-square-foot retail plaza and adjacent multifamily housing.

Vertical construction on the mixed-use building has reached the fifth level of framing, with work also underway on two additional multifamily buildings and essential infrastructure.

The first phase of retail and housing construction is anticipated to be completed by summer 2026. The vision for The Crossing at Coal Mountain is to establish a self-contained hub that serves the growing population of the region.

Master Plan: Something for Everyone

Residential

Over 700 housing units are planned, featuring a mix of single-family homes, townhomes, and apartments. National homebuilder Toll Brothers is managing the development of 222 single-family homes and 219 townhomes, with initial residences expected to be available in summer 2026.

Commercial

The project will incorporate more than 70,000 square feet of total retail space and over 20,000 square feet of office space.

Dining and Entertainment

The retail strategy aims to dedicate 60% of the initial plaza to food and beverage concepts, creating a vibrant dining and entertainment destination. JLL, leading the leasing efforts, is also targeting a market anchor or small-format grocery store for a 20,000-square-foot pad site.

The development follows a successful model seen in other Atlanta-area suburbs, such as Suwanee, Alpharetta, and Cumming, which have created lively, walkable town centers from the ground up.

The project, which has been in planning for seven years, signifies continued investment in creating integrated lifestyle destinations outside the urban core. 

Amid the area’s rapid expansion, the Forsyth County Commission extended a moratorium on new residential rezonings for an additional 180 days. The November 6, 2025, decision reflects growing pains associated with the county’s growth. The commission’s move supports an initial request from the Forsyth County school board, which sought a six-month pause to address overcrowded schools.
