Fort Pierce’s $155M King’s Landing Redevelopment Moves Ahead

Mixed-Use Redevelopment Gains Fresh Momentum

After years of delays and developer changes, the $155 million King’s Landing construction project in downtown Fort Pierce, Florida, is moving forward under a newly approved site plan.

The Fort Pierce City Commission approved the new plan in a September 2, 2025, meeting. The unanimous vote backed project revisions that include a reconfigured roadway system, additional parking, and updated designs for the hotel and condominiums planned at the 7.5-acre waterfront site of the former H.D. King Power Plant.

Jacksonville-based Live Oak Development officially took control of the project in April and replaced Audubon Development as lead developer. Bill Ware is now guiding the project for Live Oak. Ware told commissioners the redesign keeps core elements intact while improving traffic circulation and self-contained parking, Treasure Coast Newspapers reported.

Phased Construction Timeline Through 2029

The new plan keeps the mixed-use scope, including a 140-room luxury hotel under Marriott’s Tribute Portfolio, plus 100 condominiums, restaurants, and retail space, but pushes deadlines out roughly 2-and-a-half to 3 years.  

Commissioners approved a three-phase development: 

  • Phase one, anchored by the hotel, must be finished by July 2028.

  • Phase two, adding restaurants, shops, residences, and a parking garage, is due by May 2029.

  • Phase three, completing the remaining retail and residential, is scheduled for completion by November 2029.

The updated designs drop a rooftop bar from the condo tower, but could add rooftop entertainment on a smaller building.  Treasure Coast Newspapers reported that final architecture is still in progress, with renderings presented to commissioners showing a shift from earlier Audubon concepts.

Local Input and Parallel Projects

Commissioners encouraged developers to consider architectural influences from the Florida Keys. Meanwhile, work continues nearby on the Villas at King’s Landing, a separate 10-unit luxury townhouse project sold by Audubon to INB Homes.  

King’s Landing represents one of the Treasure Coast’s largest upcoming mixed-use builds.  As the project finally appears to gain traction under new leadership, it may offer multi-year construction opportunities.
