The announcement of a $130,000,000 construction loan is the last piece of the puzzle before the groundbreaking of a large mixed-use project that’s a first for Nashville, Tennessee, and, if the owners have their way, the first of an international brand.
Groundbreaking is scheduled for this month at the VOCE Hotel & Residences, a high-end, 25-story development located on West End in Nashville’s booming midtown. The project will offer 340,000 square feet of condos and hotel suites, 56,000 square feet of office space, 12,000 square feet of retail, and 259,000 square feet dedicated to parking.
Vastland Company, the Nashville-based development firm behind the project, announced acquiring the loan through Peachtree Group, an investment firm out of Atlanta.
What is a “revenue generating condo hotel”?
Among the many luxuries promised by the developers, they also mention a unique business model for future residents. People will have the choice to buy and live in a unit or rent it out as lodging.
A statement on the project's website explains, “This opportunity sets a new standard for effortless turn-key investment & sophisticated condo ownership, allowing owners the unique opportunity to generate income and favorable tax benefits from their investment property.”
The website further explains that people who opt into the “boutique hospitality & management program” will have all bookings, billing, maintenance and cleaning provided by VOCE.
Further enticing investors, VOCE adds the complex is in “Nashville’s most sought after and extraordinary location with the highest rental rates for all property types.”
Is VOCE Nashville the start of a new hotel/condo brand?
If Vastland has its way, this will not be the first VOCE-branded luxury condo/hotel combo we’ll see. Reports state that the Nashville project is considered VOCE’s introduction to the world, and that Vastland plans to open more throughout the United States and even internationally.
Construction on VOCE Nashville is expected to wrap up by fall 2027.
