The $4B campus project is a joint venture with CyrusOne. It aims to meet soaring AI-driven infrastructure demand with scalable, integrated power and data handling capabilities.
Investment firms KKR and Energy Capital Partners (ECP) are putting a combined $4 billion into building a 190-megawatt hyperscale data center campus near Dallas, Texas.
According to July 30, 2025, statements from KKR and ECP, the campus will be leased to an undisclosed tech company. The announcement marks the first project from a $50 billion ECP and KKR partnership to build large-scale digital and power infrastructure.
The investment secures data center power, grid access, and land for the facility, which is now under construction and set to open by late 2026. The new data center campus will span over 700,000 square feet and start with 144 megawatts of IT capacity. It is being built to permit a scalable expansion.

AI Infrastructure Growth
The partnership between the two investment firms illustrates how data center developers are adopting innovative strategies to assemble the energy supply and construction resources required to build large, complex facilities amid surging demand.
In a LinkedIn post, ECR said, “The race to deliver digital capacity is outpacing the availability of power in many US markets. ECP and KKR’s inaugural investment delivers a real, near-term solution to support AI infrastructure growth.”
KKR is building the campus using its data center operator, CyrusOne, which is co-owned with Global Infrastructure Partners.
Calpine is the largest US electricity producer from natural gas and geothermal energy. It operates 79 power plants with a capacity of more than 27,000 megawatts.
