Full build-out of the New Hampshire property would deliver roughly 93,000 square feet of gaming space, including around 1,000 gaming positions, plus multiple food-and-beverage concepts. Developers aim to reposition the castle-like hotel as a regional casino destination by 2030.

Relocation to Sheraton Nashua
Delaware North submitted planning documents for a phased casino redevelopment at the Sheraton Nashua, combining new construction with renovation of the existing hotel. The proposal would relocate the company’s Gate City Casino operation from its current industrial-park location on Northeastern Boulevard to the castle-like Sheraton property at 11 Tara Blvd.
Plans call for construction of a new 41,000-square-foot casino building in front of the hotel, along with a five-story parking garage to support increased visitor demand. The existing 337-room Sheraton structure will be retained and rebranded as the Gate City Casino Hotel while maintaining its distinctive exterior.
Phased Construction Timeline
The project is planned in two phases. The first phase, targeted for completion by late 2027, would introduce a gaming floor within the existing hotel and trigger closure of the current Gate City Casino site once operations shift to the new venue.
A second phase, expected in 2030, would expand the overall gaming footprint to approximately 93,000 square feet, nearly doubling the size of the operation compared to the current facility.
Program, Parking, and Next Steps
Project scope is likely to include ground-up construction, structured parking, and significant interior renovation. Interior work will reconfigure hotel space to accommodate gaming, food-and-beverage operations and back-of-house functions, along with associated mechanical, electrical and plumbing upgrades.
At full build-out, the development is expected to feature roughly 1,000 gaming positions, including slot machines, table games and poker, supported by multiple restaurant concepts, bar space and other amenities such as a steakhouse, sports bar and Asian noodle bar.
Site work will address traffic circulation and parking capacity through the addition of the new garage and related improvements.
The Nashua Planning Board is scheduled to review the proposal in May.
