Brightray Signs LOI for Planned 10MW Prefab Data Center in Indiana

KEY POINTS

  • Brightray signed a letter of intent with a U.S. mission-critical infrastructure partner for a planned 10MW AI data center in Indiana.

  • The proposed delivery model would integrate data-hall modules and related systems at the manufacturing stage before on-site installation.

  • The prefab project remains subject to a definitive agreement, with the partner intending to issue a purchase order by Nov. 15.

Brightray entered into a letter of intent for a planned 10-megawatt AI data center project in Indiana, bringing factory prefabrication into the latest wave of U.S. data center development.

The company said the Oct. 14 announcement covers an agreement signed Oct. 6 with an unnamed U.S.-based mission-critical infrastructure partner. The project would be Brightray’s first U.S. project letter of intent.

The announcement is not a construction award or start. Implementation remains subject to final technical specifications, commercial terms, the project schedule and definitive contract documents.

Prefabrication Moves Work into Factory

Brightray plans to use a prefabricated data center solution with a planned power capacity of 10 megawatts. The company intends to complete pre-installation and integration of data-hall modules and related functional systems at the manufacturing stage.

According to the company, its prefabricated data center solutions use modular and standardized systems across design, manufacturing, delivery and full lifecycle support. The solutions are intended to match each customer’s computing needs, site and building conditions, project scale and delivery schedule.

On-site work would then focus on module placement, interface connections and integrated commissioning. Brightray said the approach is intended to shorten delivery by allowing factory work to proceed in parallel with foundations and other site work.

The project is intended to be compatible with NVIDIA’s GB300 computing platform and is planned on the basis of Tier III data center standards, which are designed to allow maintenance without interrupting operations.

It has a target power usage effectiveness (PUE) below 1.2, meaning the facility would aim to use less than 20% additional energy for cooling, power distribution and other non-computing needs beyond the energy used by its computing equipment.

Project Remains Subject to Definitive Agreement

The partner intends to issue a purchase order by Nov. 15, according to Brightray. The LOI will expire 12 months after signing unless the parties replace it with a definitive agreement sooner.

The company did not identify the project partner, exact Indiana site, construction contractor or permitting status. Those details will determine whether the proposal advances from a commercial commitment to an active construction project.

AI Buildout Tests Speed of Delivery

Brightray said it intends to complete the U.S. project within one year after the implementation schedule is established. That target includes design finalization, permitting, international shipping, foundations, ancillary work, installation and commissioning.

The partner intends to issue a purchase order by Nov. 15; the exact site, definitive scope, permitting path and construction team remain undisclosed.

Brightray is an AI infrastructure industrialization company and a 60%-owned subsidiary of BUUU Group Limited.
